Assumptions

You confirm to the best of your knowledge that:

The freeholder, management company or RTM company proposing to insure and all the directors and officers thereof:

  • Have not been convicted or have any prosecution pending for any offence involving dishonesty of any kind (e.g. involving fire, fraud, theft or handling stolen goods)
  • Have never been declared bankrupt, the subject of bankruptcy proceeding or of any voluntary or mandatory insolvency or winding up procedures.

The property to be insured:

  • Has not in the last five years been refused insurance or had any special terms or conditions imposed by an insurer.
  • Has not been the subject of a claim for flood (other than by escape of water from pipework or tanks within the building)
  • Has never been affected by subsidence, landslip or heave and has not been underpinned.
  • Is in a good state of repair and will be so maintained
  • Is not in the immediate vicinity of any rivers or water courses or specifically exposed to the risk of damage by storm or flood.
  • Not currently undergoing renovation, repair, conversion or alteration or such work is anticipated in the future.
  • Is predominately owner occupied and has no commercial areas other than those used by a caretaker or for the running of the block.
  • Has no flats that are currently unoccupied.
